Just like a real estate appraiser, Ted will visit your home, compare it to similar, nearby sold (and currently listed) homes, and share with you what he believes your home can be sold for. The goal is to sell your home for full market/retail value.
Ted informs an investor (or two) that you’re considering selling and leasing back your home. The investor makes a purchase price and rent back offer - which you can accept, decline, or counter. If we end up coming to terms, we move on. Otherwise, we seek another offer or part as friends. NOTE: When you list with Ted, he represents you and your best interests.
After contract acceptance, the buyer normally hires a professional to inspect the house. If major issues are found, they are presented to you (often along with a purchased price reduction or repair request). This is common, whenever one sells a home.
You can expect to close on the sale of your home within 30-45 days of contract acceptance. You can expect your proceeds (CASH) the day of or day after closing. With the sale of any home, you can expect to pay a real estate commission (split between the real estate brokerages who are involved in the transaction). For planning purposes, assume a 6% listing commission.
Prior to accepting the buyer's offer, you will be presented with the rental agreement that highlights the amount of rent to be paid each month. You may be asked to pay more upfront rent, based on your credit history. Your rent includes maintenance, real estate taxes, and property insurance (excluding contents). You are responsible for utilities and renters insurance.
